The interior of a one-room apartment in a panel house. Design of a one-room apartment in a panel house (45 photos): features of the repair and design of the living room

One-room apartments are especially in demand, as they are one of the budget options. Such housing is bought by single people, novice specialists, young families. Even a small one-room apartment can be made cozy and comfortable if you choose the layout wisely.

Types of layouts

Distinguish different kinds layouts one-room apartment:

 • Typical different options: standard, corner with windows, with a niche. Most often, in five-story buildings and high-rise buildings, it is apartments of a typical layout that are found;
 • non-standard;
 • Studio.

The sizes of one-room apartments are varied: there are also small-sized "Khrushchevs" of 30-37 square meters. m, and more spacious modern areas of 40-42 sq. m.

Typical

When arranging such an apartment, it is necessary to solve a number of issues:

 • wall decoration;
 • placement of furniture;
 • turning design flaws into strengths.

A one-room apartment is ideal for 1-3 people, often families with a child or even two live in such conditions. In such cases, you should be more careful about the zoning of living space.

The design plan of the apartment includes:

 • plan of all premises, taking into account design features (niches, ventilation shafts, etc.);
 • communications scheme (gas, water and electricity supply);
 • proposed furniture;
 • evaluation of consumable building materials;
 • calculation of the cost of labor of workers.

After preparing the plan, you can begin work on the redevelopment of the apartment. You may have to replace windows and doors, insulate walls, change pipes and plumbing. It will be necessary to prepare the surfaces of the walls, floor, ceiling, which includes cleaning, filling and priming. Only after the final choice of interior style, building materials, furniture and relevant decor elements are purchased.

It is preferable to start repair work from the kitchen, dividing the room into 2 parts: cooking area and dining area (lunch). If the apartments are equipped gas stoves, optimization of the area occurs due to the dismantling of partitions without removing load-bearing walls. The bathroom remains in the same place.

The only thing that can be done is to combine the toilet with the bathroom.

 • Canteen should be well lit, as comfortable as possible. It is recommended to place the table near the window. In design, it is better to use soft pastel shades. It is advisable to lay out the floor in the kitchen with tiles, laminate, parquet. These materials look harmonious in almost every room. The ceiling can be made multi-level by placing a composition of lamps directly above the dining area. The walls are covered with waterproof paint or pasted over with washing wallpaper.

The living area in a 1-room apartment is a place both for relaxation and for meeting guests. It is advisable to place the recreation area in the most remote and quiet part of the apartment, arranging not very bright lighting there. Such a place can serve as a space behind furniture (for example, a closet or a wall), a wall niche or a purposefully fenced area. Particular attention should be paid to the alteration of standard "Khrushchev" with an approximate area of 30 square meters. m.

Repairs in these impractical apartments begin with a radical redevelopment.

 • Separate toilet and bathroom are combined, which allows you to increase comfort while swimming.
 • It is better to remove the wall in the corridor, turning the "Khrushchev" into a studio.
 • Having well thought out the placement of all the items needed in the kitchen and living area, you can move the walls, freeing up space.
 • kitchen wall can be completely dismantled, finally turning the "Khrushchev" into a studio. Do not forget that with this approach certain difficulties will arise: smells from the kitchen in the residential area, lack of sound insulation, the need for zoning the room. Solving these problems is easy enough.

 • You can make a border between the kitchen and the room using the bar counter.
 • Different flooring will divide the room into zones. For example, ceramic tiles can be used in the kitchen, and laminate in the living area.
 • A quality ventilation system will help to cope with odors.
 • In the "Khrushchev" quite often they made pantries that can be converted into a closet. It is also possible to combine a storage room with a living area.

Another of the varieties of apartments is the "vest", also called the "butterfly". In it, the entrance hall ends with a combined or separate bathroom, and on both sides of the corridor there are entrance doors to the kitchen and living room. Such an arrangement does not provide an opportunity to combine the kitchen and living areas, but only involves zoning the space or increasing the room due to the corridor.

One of the most common types of apartments are "Czech". They are typical for 9-12-storey panel houses. Their area is 32 sq. m with a standard layout. “Czech” apartments are easy to rebuild, since not all walls in them are load-bearing. Quite often, Czech layouts provide for an oblique balcony, and sometimes the presence of 2 loggias, which can be attached to a living space, having previously been insulated. Cramped corridors can be expanded by rounding the corners of the walls. If you need to enlarge the bathroom, then you can move the wall, while shifting front door towards the kitchen.

In 9-story panel houses built in the 70s and 80s, the Polish layout was often used. Apartments - "Polka" are exposed to a larger area than "Khrushchev" (the area of "Polka" - 35 sq. M), and a direct balcony.

non-standard

Most often, one-room apartments of non-standard layout are found in frame houses. They have original, unusual shapes: fan-shaped, polygonal, tubular, spherical and others. In the modern market for the sale of housing, such apartments are especially valued.

Each of them requires the development of an individual interesting design that emphasizes the originality of the room.

Studio apartment

Young people and bohemians prefer modern studio apartments, where the wall separates only the bathroom (bathroom, toilet). Typically, in economy class new buildings, such apartments have an area of up to 40 square meters. m. Studios look much larger than one-room apartments with a similar area. The absence of a wall partition between the kitchen and the living area makes the room more spacious and modern. The layout of such an apartment provides for the division into zones depending on their functional tasks.

Zoning is possible with:

 • Colors. To cover walls in various functional areas, paints or wallpapers in contrasting colors are used;
 • Arrangements of furniture. It is placed depending on the zoning functions;

 • Multilevel floor. For example, a recreation area may be higher than other areas of the apartment. This is achieved by installing a podium, which is also used for storing things;
 • Ceiling lighting. It is possible to install multi-level structures;
 • Screens, partitions can be different: from plasterboard (with or without niches), furniture (wardrobe, shelves with books, flowers, decorative figurines), glass (with loose sand, aquariums).

Depending on the needs of the residents, the apartment is divided into a kitchen-living room, a bedroom, a nursery and an office. Before you start redevelopment, it is recommended to clearly present the final result. It would be useful to draw a plan on paper, draw up a project.

When planning a studio, certain rules must be taken into account:

 • It is important to ensure that there is good ventilation so that food odors do not spread throughout the living area.
 • A place to sleep should be as far away from the front door as possible.
 • In the kitchen, which also plays the role of a dining room, you should use a window sill table or a bar counter.
 • If there is a balcony, it is recommended to combine it with a residential area. This will increase the living space and add light. The balcony should be thoroughly insulated. The partition separating the balcony from the room can be converted into a bar counter without any problems.
 • When finishing the bathroom, it is recommended to use moisture-resistant materials, decorating it in light colors. This visually expands the room and fills it with light. The space of high humidity is tiled, and the rest is plastered.
 • The studio may also have a dressing room: for this purpose, a built-in closet is used.

After determining the layout, they equip the apartment, and start from the floor. Designers do not advise choosing wood flooring, as a wooden floor may not withstand frequent wet cleaning. The coating should be universal both in the living area and in the kitchen. The best option- a combination of linoleum and tiles. They are easy to maintain, high quality, have a long service life and are sold at reasonable prices.

We make a two-room from a one-room

If the idea arose to make two independent rooms from one room, then in the “Khrushchev” this option is difficult, but possible. A favorable factor in this transformation of the apartment is the absence of a gas pipeline. In this case, you can carry out a complete reshuffle of the zones: move the kitchen to the living room, and working area place along the wall on the back of the kitchen. This will ensure the supply of water without moving communications, simply by deploying the pipes. So, from the former kitchen, a full-fledged room is obtained, and the living room is converted into a kitchen-studio, equipped with a powerful hood and built-in household appliances. Sometimes the living room is combined with a corridor, which also significantly increases the usable area.

Successful for redevelopment of the corner version of the apartment. It provides unhindered air circulation and excellent lighting of all areas of the room. With the corner location of the apartment, there is a good opportunity to delimit the space due to the three existing windows. Such illumination allows you to turn a one-room apartment into a cozy two-room apartment. To do this, it is not necessary to build a main wall, it is enough to install a sliding partition or shelving without a back wall. Suitable for zoning cabinets or armchairs. It is recommended to place a seating area by the window on the right side of the entrance.

Optimize space and arrange furniture

When designing windows, one should not forget about the possibility of rationally using the area of windowsills, because they must be functional. Window sills play the role of a table for a computer or a shelf for placing kitchen appliances (multi-cooker, electric kettle, microwave, and others). Kitchen set preferably made to order. This will help to take into account all the features of the room. The kitchen is optimally furnished with built-in appliances. It is preferable to install one large cabinet than several small ones.

Keep in mind that it is more rational to use multifunctional furniture, which is transformed as needed. Examples are a podium used as a hidden pantry, or coffee table as a basket for small items. Instead of a massive bed, it is more practical to purchase a sofa bed or a transforming bed. Such a design is removed in the daytime into a niche or brought to a vertical position.

In the bathroom, a shower cabin would be a smarter option instead of a bulky bathtub. The cabin will save space for installing a washing machine.

When purchasing furniture for a one-room small apartment you need to know that the most successful style for such premises is multifunctional minimalism. The same rule applies to the organization of the zone for the baby. So, the crib should be fenced off from the "adult" zone and as far as possible from the living room in order to ensure a quiet rest for the child. It is necessary to think over places for games, for a student table, be sure to organize good lighting. In the children's area, you can use two-tier furniture complexes, when there is a student table or a play area on the first tier, and a sleeping place on the second. When planning the design of a one-room apartment with two children, their age should be taken into account. A teenager needs his own "corner", and the baby can live with adults.

Happy owners of one-room and more spacious apartments, living in standard high-rise buildings, sooner or later start thinking about repairs. Therefore, many homeowners are thinking about the question of which apartment design will be optimal for a panel house. As shown in the photo of the apartment in panel house, there are many solutions to make the apartment more comfortable.

When brick house everything is pretty simple. Let's allow the transfer and demolition of the walls, as a result of which it is possible to make one room from the kitchen and living room. The design of an apartment in a panel house is more difficult to arrange. The walls are almost monolithic, but this is not a cause for concern.

Thanks to topical technological solutions in the field of construction and finishing works, as well as a wide range of finishing materials, furniture solutions, decorative elements, textiles and lighting devices, you can create masterpieces in the field of interior solutions.

The layout of an apartment in a panel house should correspond to the style of minimalism. Light colors in ethnic style or country-style design will also be appropriate. Each room of the apartment should have maximum space savings and good lighting.

All unnecessary items are best taken to the country or placed in the garage. If things have nowhere to go, but it’s a pity to throw them away, then they can be donated to charity.

Repair of an apartment in a panel house involves the use of small-sized furniture. Puffs, cabinets, wardrobes, dressing tables and shoe cabinets will favorably decorate the hallway and allow you to free up additional space.

Long and narrow corridors can be turned into multifunctional objects. Small cabinets can be placed along the walls. Small and oversized items can be placed in cabinets, and a sliding wardrobe or a shelving unit will advantageously free up space.

It is recommended to combine the toilet and bathroom so that the cramped bathroom is transformed into a spacious room where you can place the sink, corner bath, wardrobe for clothes and items household purpose as well as a washing machine.

The design of the room is best done in light colors in order to visually increase the area of the room. It is recommended to use light colors in the design of the floor, as well as glossy tiles, stretch ceiling and mirrors.

Small rooms will be favorably decorated with light colors. The south side can be decorated with cold shades, and the north side with warm shades, respectively. Thanks to glossy surfaces, there will be a visual expansion of the space of the room.

Balconies or loggias can fully replace rooms. A balcony can become a wonderful winter garden, and a loggia is suitable for organizing a sleeping area.

Decoration of a one-room apartment

Interior design is one of the the most difficult tasks. The redevelopment of the apartment should create opportunities for the organization of multifunctional premises. Four rooms can be combined in one room at once - a living room, a kitchen, an office and a bedroom.

We decorate the kitchen

The plan of the apartment in the panel house provides for the re-equipment of the kitchen. In the houses in question, there are always small kitchens in which you have to place a work surface, a stove and a dinette. The refrigerator often ends up in the corridor, where there is already little space.

The most comfortable kitchen can be created by combining the kitchen and living room. The dining area will be favorably located in the living room or in the place where the wall used to be. Thus, there will be a place to install a refrigerator in the kitchen.

It is possible to completely or partially demolish a wall only if it is not load-bearing structure. In extreme cases, you can make a small opening where you can install a small table on wheels.

A small kitchen will become even more comfortable if you properly dispose of high walls. It is rational to install shallow cabinets, the height of which reaches the level of the ceiling. In such designs, you can place all kinds of kitchen utensils.

Room arrangement

In spacious rooms, you can install a drywall partition to separate the bedroom and living room. Plasma TV can be placed on the wall. Large aquariums look good in the office.

Zoning of the premises should be done less radically. Multi-level lighting from various lamps will be complemented by multi-colored textured wallpapers, as well as carpets and textile solutions.

Roller blinds or Roman blinds, as well as a corner sofa or pouffe corner, will make the room less cluttered. An additional place to accommodate people can be a bag chair.

Design of two-room apartments

A two-room apartment in a panel house is designed in accordance with the number of people living in the room and the location of the apartment. As a rule, apartments consisting of two or more rooms are the best solution for redevelopment.

In rooms where two people live, the layout is carried out taking into account the individual needs of the residents. Be sure to create a bedroom that can be made in any style.

On the territory of the second room there will be a living room, a dining room and an office. Thanks to various design solutions, the office can become autonomous or visually separate from the rest of the premises.

For families with children, it is recommended to create an apartment interior in a panel house, where one of the rooms will be a nursery. The room is designed according to the wishes of the child. For young children, they make positive and bright rooms, but do not abuse bright colors.

A few bright elements in the form of applications, lamps, pillows and paintings are more than enough. For girl adolescence you need all the decor elements, furniture solutions and finishing materials are purchased together.

Romantic touches of shabby chic style will create an amazing room. For a teenage boy, it is recommended to create multifunctional and spacious rooms, so the room is decorated in high-tech style.

The three-room apartment can comfortably accommodate a full-fledged family and guests. For temporary guests, the place to stay for the night will be the living room, which is decorated in a minimalist style.

If you combine the kitchen and living room, you get a large-scale room that will make a good impression. In this case, a fireplace will look advantageous in the interior, next to which you need to install a rocking chair.

We decorate the premises

At the final stage of arranging a living space, it is recommended to install decorative elements and interior items. Flowers in vases and a wall panel of non-natural flowers can be placed around the entire perimeter of the premises. Flowers can be replaced with paintings.

Carpets look good on the floor, and pillows on the sofas. On the shelf by the fireplace, on the armchair, as well as in the nursery or living room, there are several soft toys to enhance the effect of design solutions integrated indoors.

Arrangement of a non-standard apartment is limited only by the imagination of the homeowner. Competent repair is the first step in creating comfortable living conditions.

I blinded him from what was: 6 rules of lightness and practicality - apartment design in a panel house

The design of an apartment in a panel house is just the case when size matters. Regardless of how rich your imagination is and how many original ideas you have come up with for interior design, a small area of the room makes its own adjustments.

Today I want to talk about how to use the available square meters as comfortably and practically as possible and make the renovation of your dreams even in the cramped apartment.

The main 6 rules for decorating apartments in a panel house

Making a living space in a panel house can turn into a difficult but interesting quest, the main goal of which is to create a spacious and multifunctional design. The main difficulty of do-it-yourself repairs in this type of house lies in the structural features of the building.

Practically (but not all) the walls in such houses are load-bearing, so it will not be possible to radically change the layout of the apartment. You'll have to experiment with what you have. But even in this situation, you have every chance to create a truly stylish and practical design.

The instructions below contain a few basic recommendations (tested on myself, by the way) that will help visually expand the space.

 1. Determine the overall style of the apartment. For small spaces best friends are minimalism, country style or ethnic motifs. No heaps of large furniture - only a maximum of free space and light.
 2. It's time to part with unnecessary things that only take up space in the house. I'm talking about those bulky chests of drawers, tables and cabinets, which are a pity to throw away, and it is no longer possible to find a worthy use for them. Take them to your dacha or garage, or even give them to friends or to charity.
 3. If you have a separate bathroom, then it's time to combine it. Instead of a narrow, cramped bathroom and closet that looks more like a major claustrophobic nightmare, you can get a very spacious hygienic room. For even more space, opt for light colors and glossy tiles.

 1. long and narrow hallway- a great place for oblong wardrobes with mirrored doors and shallow shelves. They can store a lot of useful things: from women's handbags and shoes, to spinning rods and umbrellas.
 2. A balcony or loggia is not an extra closet for rubbish accumulated over the years, but the ability to use additional space. The first can be practically designed as an office or winter garden, and from the loggia it is quite easy to make an additional room.
 3. In conclusion of these basic recommendations, I cannot but mention a seemingly common truth, which, as I noticed, is often neglected. Do you want your interior to make you forget about the small area of the room? choose light color scheme: warm colors for the north side of the room, cold - for the south.

We figured out the common factors that help visually increase the space. Now let's talk about the design features of apartments with a different number of rooms.

Features and nuances of decorating apartments

The arrangement of a one-room apartment, as well as the decoration of a room with two or three rooms, has its own characteristics and rules. Following them, you will have the opportunity to create a really interesting design that fills the space with light and a sense of comfort.

One-room

It seems to me that repairing a one-room apartment is one of the most difficult tests for people who decide to transform their home. In one small room it is necessary to accommodate both an office with a bedroom and a dining room with a living room. Agree, the task is not easy.

Kitchen design in a panel house, and even more so in a one-room apartment, is another challenge for the townsfolk. After all, most often it turns out to be just the same tiny size. In addition to the cooking and working area, you need to try to beautifully place dinner table and a refrigerator, besides, make it so that you can move around the room calmly, and not squeeze through.

Most often, the owners resort to combining the living room with the kitchen by demolishing the wall. Personally, I am convinced that this is almost the only solution that allows you to somehow expand the space. In this case, it is best to organize a dining area in place of the demolished wall, while the kitchen should be filled with compact but roomy cabinets up to the ceiling.

This option is available only if the wall between the kitchen and the room is not load-bearing.

Decorating the room itself is a test of creativity and stress resistance.

I can offer several options for the design of such a room that I liked:

 1. If the area allows, you can install a plaster partition in the room, thereby visually dividing the space into several zones. So that she does not look “naked”, you can hang a TV on her or decorate with family photos in beautiful frames.
 2. A less radical way of zoning is to play with colors and textures. finishing materials. By combining different styles of wallpaper, carpets, or textiles, you can easily visually divide a room into several sectors. Even the back of the sofa can become a kind of screen.

 1. Give preference to a soft corner or corner sofa instead of standard models. This will help save much-needed interior space.

Two-room

Arranging a two-room apartment is much easier than working with a one-room apartment, there is already space for experiments. For a family of two, this is an opportunity to conveniently decorate the living room and bedroom.

For two

The rules for decorating a "kopeck piece" room are described earlier, I just want to focus on the choice of furniture. Buy convenient and practical items that, despite their size, will be quite roomy. Built-in wardrobes are one of the best inventions of mankind, allowing you to store the necessary things without cluttering up the space.

When decorating a bedroom, you can use any one that causes you positive emotions. The bed can be placed in a corner, or in a specially created niche (if no one wants to sleep against the wall). Small glass shelves will perfectly complement the space and become a place to store gizmos dear to your heart.

For a family with a child

If you live with children, then a two-room apartment is automatically distributed according to following principle: one room acts as a living room and a bedroom for parents, the other is made out as a nursery.

For a small child, you can arrange a room in warm colors. However, do not overdo it, too many bright colors can negatively affect the mood of the baby. Bright lamps, pillows, applications with your favorite characters will look very cute and cozy.

Three-room

The design of a standard three-room apartment will provide an opportunity not only to comfortably accommodate the owners of the premises, but also their guests.

The choice of decor for the "treshka" is an opportunity to show imagination and play with the allocated space

 • use multifunctional, hanging or folding furniture, forget about massive chests of drawers or dressing tables that have long gone out of fashion;
 • to further expand the space in one of the rooms, you can make a huge window on the entire wall, decorating it light beautiful curtains;
 • by connecting the room with the kitchen, you can create a luxurious dining and guest area;
 • if the price of artificial fireplaces does not scare you, then you can decorate your house with this - it will create an unforgettable atmosphere of comfort;
 • by expanding the window sill, it can easily be turned into a comfortable work area with enough light and heat;
 • do not neglect decorative pillows, they will help to place bright accents in the room.

The design of a 3-room apartment in a panel house gives room for imagination and a good opportunity to decorate your home according to all your preferences.

Results

I think that, despite some limited space - arranging an apartment in a panel house - the task is quite doable. The main thing is to learn how to use these meters as practical as possible and not litter the room with unnecessary things.

The owner of this apartment is a designer and art director of an advertising agency. The customer himself suggested the design style of his apartment - restrained minimalism with natural materials in decoration, in fact, these are signs of a modern scandinavian style. The designer suggested using natural natural colors - white combined with woody tones. The requirements for planning were also very clearly expressed by the client - the zoning of the living room into the bedroom and living area and the arrangement of a full-fledged workplace. After the redevelopment was completed, we decided on the right size beds and sofas, the wall next to the workplace was sheathed with a large board and toned. All used finishing materials are from the budget class. The emphasis is on simple but non-standard solutions for finishing.

Each era is characterized by its own features, which are primarily manifested in the construction of multi-storey residential buildings. External monotony, identical layouts, use of the same building material- that's what distinguishes one series of houses from another. Despite the fact that most apartments currently come from the USSR, it is possible to create a typical apartment design in such a way that it will meet the most modern requirements.

The currently available standard residential buildings can be divided into several conditional categories according to the era of construction. Each of them has its own advantages and disadvantages, which can be advantageously emphasized or, on the contrary, veiled, it is only necessary to competently develop the interior of a typical apartment.

The first standard houses began to be built in the late 30s - early 50s of the last century and were called "Stalinka". Apartments of this type are distinguished by high ceilings (up to 3.5 meters) and large areas. Often there were one-room and two-room apartments up to 50 m² and 70 m², respectively, and the area of three-room apartments even reached 85 m². The advantages of these houses also include good noise and heat insulation, due to the fact that they were built of brick.

Not a single professional will refuse to decorate the interior of a typical apartment belonging to this category. After all, no matter how bold the ideas for the design of a typical apartment are, it will not be difficult to bring them to life.

The end of the 50s was marked by the construction of new four- and five-story panel and block houses, which were nicknamed "Khrushchevs". At this time, the country was in dire need of mass and inexpensive construction housing. That is why the new apartments were characterized by low ceilings, a small kitchen (up to 6 m²) and combined bathrooms. As a rule, the area of one-room "Khrushchev" did not exceed 30 m², two-room apartments were no more than 43 m², and total area three-room apartments - an average of 60 m².

Creating an organic and functional design of a typical apartment of this series, you have to try. In order to somehow increase the space, more and more often in Khrushchevs they resort to combining the living room and kitchen and use some design tricks - they prefer light colors, acquire low furniture, play with light - all this allows you to visually increase the area of the room.

From the mid-60s of the last century, nine-story houses began to be built, and a little later, the first twelve-story buildings appeared. The advantages of these apartments are thoughtful arrangement of rooms and large areas. That is why they are called apartments of improved planning. Among the people, by analogy with the previous series, they were called "Brezhnevka", which is not entirely fair, because some of the most successful projects used in the construction of houses even today. The professional design of standard apartments with an improved layout, developed taking into account the requirements of the owner, will allow you to turn a standard room into an original one, with its own soul.

Since the beginning of the 90s of the XX century, the term "standard apartment design" has become less relevant, because more and more people began to deviate from standard layouts, and this trend has continued to the present. Each new multi-storey building is different from the others. Apartments in these houses are famous for their large areas, individual layouts are created based on the requirements of customers, and the most modern materials are used as finishing materials.

It is with the design of typical apartments (if you still use this definition) of this type that professionals most often encounter. Any design fantasies can be realized in such apartments, they will be limited only by the wishes of the owner and his capabilities.

Every owner of a standard apartment dreams of turning it into a special, unique one. Forget that she comes from the USSR and make her modern and stylish. No matter how impossible this task may seem, with a little effort and turning on the imagination, you can create the interior of a typical apartment, which in no way will be inferior to the design of modern "elites".
